Comments: I really like the Yardi Breeze program; it is very intuitive and organized.

Pros:

The chat feature has always been a plus; my last software I had to pay every time I had a question! This year my favorite thing is the AP PayScan. It has saved so much time in our invoice processing system, it would never go back to the old ways of doing things!

Cons:

The help portion of the program has so much information, but sometimes I can't locate what I need. Also, sometimes, one little thing is "marked/off" and then I can't get something to work and I need to call for help. The helpdesk is great when you can use the chat feature.

Breeze is wonderful!

Comments: We are a small boutique real estate firm so we cannot justify the cost of the much more powerful Yardi products (Voyager). Breeze does 99% of what we need to do and is so incredibly user friendly that it really does not require any significant training, the help function is smart so if you need to look at the user guide it automatically points you to the relevant parts depending on what screen you are on in Breeze. The only downfall is the CAM reconciliation is very basic and will only work for small mom and pop leases, large corporate leases with controllables/uncontrollable expenses, caps and base years can theoretically be done but requires so much manipulation its just easier to do it manually in excel.

Pros:

Much more user friendly and easy to learn without bulky training manuals or guides. Previously used Voyager and this is much more user friendly.

Cons:

Not as powerful as Voyager when it comes to CAM reconciliations. Complicated national tenant reconciliations are impossible in Breeze so we have had to continue reconciling manually in Excel.

I wanted to like this product...

Comments: My initial decision to go with Yardi was because the seller told me about a new feature that would allow data transfer from Buildium to Yardi in a single click. They said that this seller doesn't work for Yardi anymore. Unfortunately, I discovered 3 months later that this feature did not exist, necessitating manual data transfer. This process was not only time-consuming, taking approximately 30 hours for just a third of the data, but also costly, with an additional 60 hours estimated to complete the task, amounting to an extra +$1000. Despite the misleading information from the seller, Yardi refused to offer a refund for the remaining months. I do understand, as I signed the contract, but I still find this unfair as I was lied to get that contract signed. Ultimately, I have decided to return to Buildium, which, following recent updates, offers superior software with more features compared to Yardi, for a cheaper price!

Pros:

This software is Canadian and offers a faster payment process for tenants and owners when they use one of Canada's five major banks.

Cons:

- The lack of an open API is a significant drawback, especially given the product's high pricing. - The contract can only be canceled in the first month, yet fully testing the software within this period is impractical. It took 3 months to set up payments, tenant screening, and other features, making it impossible to evaluate the software's full capabilities fairly. - The user interface is not intuitive. For instance, deleting a property requires navigating to a special option within the admin toolbox rather than allowing direct deletion from the property list. Extensive training from Yardi staff is necessary to navigate the system, which is a challenge even for someone with my technology proficiency. - The phone application does not support adding notes to a unit, such as door keypad or keybox codes. - Tenant screening functionality is basic, requiring manual entry by my staff. In contrast, platforms like Singlekey offer advanced features, enabling tenants to input their information directly and pay for their screening seamlessly.

Comments: It has been great. I am a 20+ year Yardi customer and I try to move everyone to this product.

Pros:

I used Yardi voyager for years and this is a slimmed down version that is more affordable. All the bells and whistles are still there.

Cons:

the inability to complete credit card reconciliations, similar to the bank recs needs to get added to this software.

Comments: I personally have been fine with the new software, however it has been very difficult cleaning up all the mistakes made in the beginning because of lack of training before we went live.

Pros:

Yardi Breeze has the capabilities of keeping track of tenants and maintenance while in the field.

Cons:

The transition training from the old version was very lacking. We did not learn how to do alot of the transactions until after the errors caused accounting issues.

I love Yardi Breeze!

Comments: My overall experience is great! I love everything about the software and feel incredibly lucky as a small operator to not have to settle for bad software while we grow. Yardi was there for unit 1 and they will be my ride or die software for unit 1,000 and beyond.

Pros:

I love how easy the platform is to use and the support we get from chat. I talk to chat all the time and they are friendly, efficient and helpful every time. It's powerful!

Cons:

Adding an application or roommate to an existing profile can be cumbersome.

Comments: There are things we used to be able to do on Yardi Genesis that we can't do on Breeze so it makes it very frustrating.
There are some features that are very nice.

Pros:

Vendor ledgers show every property. You can do a Vendor check to every property at once.

Cons:

not being able to make changes to an invoice before paying, you have to delete and re-enter. the rent rolls don't appear in order by property, they show by building number. can't create a lease expiration report that also shows the SF of the property. (would like options)

Comments: I am going to start using TurboTenant. It's free since I own less than 10 doors. Way more user-friendly and over-the-phone assistance.

Pros:

What I like most about Yardi Breeze is that my tenants can pay online and pay in cash with their WIPS system. Maintenance requests can be submitted on the app as well.

Cons:

not user-friendly, and reporting and interface are not landlord-friendly.

Comments: During this pandemic, going virtual is absolutely essential. We are an essential business and we DID NOT SKIP A BEAT when we went into shelter in place orders. As owner of the property management business I am just incredibly thankful to have finished implementation just 4 months earlier. We really lucked out on the timing.

Pros:

The rent collection is most helpful feature. Reports are incredibly easy to send out to owners each month. The accounting system is extremely robust. I was able to get up and running pretty quickly. However I am still learning new features all the time.

Cons:

The implementation time was very long, over a year. However, my previous setup was not able to be imported (manual system) so I understand why. Nevertheless, I would not change anything. We are very happy to be in the cloud with Yardi Breeze.

Inefficient and Exhausting

Comments: The overall experience since day 1 of using this product has been ABSOULTELY TERRIBLE. At this point my team and I are extremely exhausted. We were very hopeful when signing that this would automate some tasks and make the multi-family side of our business much easier to maintain. However, it has been the complete opposite. Processes that were simple in previous software have become much more time consuming and inefficient. I truly believe this is an immature software and should not have been released to the public yet. Steer clear, people. Go with something else.

Pros:

Breeze seems to have a nice "look" and is more user friendly to navigate. There are multiple ways to get to certain screens.

Cons:

The accounting on this software is not efficient. We've ran into so many issues and nobody seems to have an answer for basic features that this software is lacking. During the sales process, we were ensured this was THE BEST software on the market for Multi-Family managers. However, Breeze does not even allow owner draws to be sent Via EFT over $25,000. We have multiple multi-family properties whose draw is consistently double or triple that amount. Breeze does NOT function in multiple tabs or windows. If we are in the middle of a process but need to go double check a number, we have to exit and start all over once verifying. Breeze also lacks the ability to split late fees or application fees with the properties, which both of the other software's we have used were capable of doing. Receipts posted in a batch do NOT post to tenants ledgers until the batch is posted, meaning we either have to have a ton of batches per day or a tenant who pays in the morning does not get that to show on their ledger until the batch is posted at the end of the day. There is no tenant credit button. If you want to issue tenant credits, you have to enter a negative charge - but the kick is that negative charges do NOT automatically apply. Meaning, each month once charges are posted you have to go search for those negative charges and manually apply them. That's IF your monthly charges post automatically. We've had two consecutive months of our automated tasks not working.

Beautiful on the outside, not so much on the inside

Comments: Our only benefit moving from Yardi Genesis to Yardi Breeze has been that it's available online and that it looks beautiful and is easier to navigate. Accounting-wise though, Genesis was a far superior to Breeze. Breeze has certain design faults that are really driving us crazy trying to work around them and hindering our ability to work more efficiently.

Pros:

Available online; nice interface; fairly easy to navigate.

Cons:

Integration with our mixed-use property management business has been very rocky. We continue to experience delays in performing our work as we scramble to use work-arounds and not having all of the tools that we need to run our business. Customer Support wants to help, but they are limited by the functionality of the software and what the development team is willing to listen to and work on.

Comments: My experience with Yardi Breeze has been mostly positive. I do find that when there is an issue that someone doesn't understand it take a long time to get a response. I truly believe that if you utilize your users with experience to explore new patches before launching you could head off a lot of issues. The most recent patch has created some issues that we are still trying to get fixed.

Pros:

Yardi Breeze has many different functions and makes running our properties and updating our tenants very easy. The platform is easy to use and also easy to access being completely cloud based.

Cons:

There are several areas that could use improvements, just small improvements that would make a big diffrence.

Many steps to do...for a transaction or leases. Yardi Premier is in Beta version and need more work to complete. Connectivities were not good but got better, less disconncetion these days, also refund deposit are not accurate, any easier way?

Misleading

Comments: Very bad experience, hope they get the software to the point where it has the basics down.

Pros:

It is inexpensive & has a nice interface

Cons:

So many basic features are missing. Although the software is new & they claim to be making improvements, basic things like rent rolls are not available. The way this was advertised was misleading & wish I had not gone this route. I am one to never write reviews but hope someone else doesn't fall for this. I just wish I could go back. The company shows no sympathy & certainly will lose decades of future business with me.

Ok product

Comments: More frustrating than anything. When things work, it is great. But if the system decides to error, or treat an action different on this particular day, it is hard to fix. Chat is available, however, there are a few people that do not listen and do not seem to know what they are doing. It would have been nice to get more training in the beginning. We had to stumble through at the start. Yes, there are videos, but if you watch those first, most of them don't make sense as you have not dealt with the system yet.

Pros:

The multiple options it gives. There are many ways to set up an account to your specific needs or rules. There are also many ways to run reports and find information.

Cons:

The inconsistency. An action can be taken and done in the same way with the same situation and produce different results. The system just seems to decide to treat it this way one day and the next, it is different. Certain functions will work one day, such as changing a transaction date, then the next time we go and try it, there is an error and has to be escalated to be fixed.

Yardi, a barely functional property management software

Comments: It seems that whoever made this software has never tried it for property management. On paper it checks all the boxes, in practice it's probably one of the worst softwares I've had to interface with. I've time and time again suggested improvements, but the improvements they make literally could be done in 1 hour by any competent software engineer but it takes literally months for a single feature to be pushed out

Pros:

I like that I can store all my property and tenant data in a database

Cons:

1. Cannot use property inspection tool, because you can't zoom in on photos for move in move out inspections. 2. Rentcafe has terrible user interface, I am essentially tech support for tenants because the portal is confusing 3. Cannot work in Yardi in 2+ windows/tabs simultaneously 4. Cannot track employees changing a RENTAL amount. Absolutely NO TRACEABILITY FOR THIS. Hope you have honest employees 5. The chat support is very unknowledgeable, 9/10 times I have to wait for them to find the answer from their superior or someone else, which usually takes 2+ days 6. Rentcafe is garbage, I literally could not even apply for a unit on rentcafe, in fact rentcafe shows occupied units as available. BUGGY

Efficient and User Friendly

Comments: Customer Service and product functionality is a major factor for me when it comes to successfully completing a task. The Yardi Breeze program and the Associates who have helped me to learn and navigate the program has personally exceeded my expectations. The customer service is considerably quick, detailed and efficient, the program is user friendly and one of my favorite features is the messenger text chat in the Yardi program. I've used many financial and management programs similar to Yardi Breeze and I have to express that this program is easy to use yet detailed with the information and reports for your personal use or client needs. I am still very happy with the program and service.

Pros:

Yardi Breeze is detailed and user friendly.

Cons:

So far, no cons, the system is detailed and user friendly and the customer service turn around is considerably quick and professional.

It works, but not optimal for accounting and recovery.

Comments: I've used many accounting software packages and I have to unfortunately say Yardi Breeze is my least favorite. Again, the normal, day to day works, but if there is a glitch it can be quite time consuming and difficult to resolve.

Pros:

Chat support, robust search features, properties and data input is intuitive and easy to use, calendar on front page with tracking is helpful. For online operating, it works well for multiple users with the only lag appearing to be from our end.

Cons:

Good, until something goes wrong. Dozens of chat tickets over the years had to be escalated and solutions are not timely. Repeated requests for feature/option changes are deemed unnecessary by Yardi Breeze, but are critical to efficient use of system. Recovery is not useable with non-standard lease.
