> **Pros**: I love the simplicity of the interface and the ability to run multiple comparisons of the same deal. Previously I'd have massive excel sheets running different scenarios, but now I can have a cloud based approach that has a compare feature built in.

> **Cons**: The only downside I've experienced so far is since I've been using the software during the early stages sometimes I've come across some bugs. Some have already been resolved. Additionally, there are a few features that are still in development that I'm waiting on.

> **Cons**: I would like to see a feature that allows for variable rate debt service, inflation and other macro assumptions.  This is rare in other software as well, so not a major issue with consistent underwriting practices.  Also, I'd like to goal seek on various metrics including DSCR or the breakeven with a floating rate, for example.

> **Cons**: I've been using it since launch and if I submit issues/suggestions they provide feedback.  They've also been making updates regularly to provide additional functionality.

> Using My Property Stats has helped speed up the process of evaluating any real estate investment and comparing different offers.

> **Pros**: My favorite function of the software is its comparison features.  Comparing deals and scenarios is made much easier with this software.  It also makes sharing information very easy.

> **Cons**: The color scheme is elegant but faint.  It can be tiring on the eyes keeping lines and sections straight.  There is a steep learning curve in utilizing the stabilization section.  Luckily customer service is excellent and always there to help.

> I use it a lot.  I find it helps me weed out deals that do not meet my qualifications very easily.  It also is very useful in helping me formulate offers with the ability to compare their results.
