Comments: Overall, I would say since day 1 of using Buildium I was easily able to navigate through it and udnerstand where everything was. I would say this has been one of the most user friendly tools I have worked with, so if you're looking for a user friendly platform this is it! There's also a ton of features and a lot of ways for one PM company to use this collaboratively which only adds points to it. I've had a really good experience with Buildium, with their support and I can comfortably say I would reccomend them :)

Pros:

I mainly work with application processing and screening, as well as applicant/prospect communication. I've experienced other softwares where it's super difficult to track stages or completion of certain "checkpoints" but with Buildium it's super easy! You can customize checlists on the application to easily keep track of what needs to be done and also so your team can easily view the current status. Another great bonus point is the screenings are very thorough and are ready within minutes of requesting them and overall the platform is super user firnedly, all information has a place and I find it really easy to operate.

Cons:

Overall I really don't have any major issues with the platform, my only one is the security measure it has in place sometimes while running payments with the same payment method. If it happens to be that 2 applicants submitted a payment with the same card, it requires a small buffer time between each application payment being processed. It's not really a big deal but I'm big on having my "flow-state" so it just kills my vibe sometimes a litte bit, but outside of that I believe strongly that Buildium is a tool that is constantly maintained and updated and there's no major flows to its functionality!

A happy 10 year Buildium user

Comments: Excellent experience and I am totally happy with it.

Pros:

Buildium continues to innovate and improve their property management software and have not raised fees much from when I started over 10 years ago. I originally began its use because Buildium was one of the few that was web-based and fit all of the criteria that I was looking for. I can access it from my smartphone, tablet, or laptop anywhere that I have internet access.

Cons:

Nothing, Buildium satisfies all of my needs

Comments: It was awful. The customer support is rude. You have to wait at least 30 minutes to get an answer; simultaneously, you are receiving a message "Press 2 to get a call back..." and it doesn't work. When you tell the operator, she says it's because of many calls, but it never worked. An account manager who should help you tells you to call customer support. They give no help or training to set up an account, and I was paying for an upgraded plan for the support that sales person promised.
Save your money. DO not use them. I don't know how they recive these good reviews, most likely they pay for them.

Pros:

Nothing. They overpromissed and didn't deliver.

Cons:

They charge credit card fees from the landloard and can't provide information about who paid with a credit card. I think what they are doing is a fraud. I didn't even receive the amount of money through their system that they charged me a fee. The way they transfer money, it's inconvenient. They combine and split the transfers a weir way.

Buildium is the BEST!!

Comments: I've enjoyed seeing the most recent updates that have really helped us manage better.

Pros:

I love how easy it is to navigate the system!! I believe Buildium is the best management software for smaller property managers.

Cons:

I'm not a fan of not being able to pull average cost. I would like it to be mor user friendly for construction budgets and average cost.

Great option

reports to tie out the balance sheet, support is good and cases are followed up,

Cons:

do not file 1099s with the State, prepayments somewhat confusing, implementation was very time consuming but worth it,

Comments: From the beginning everyone was very supportive and attentive.

Pros:

I love that everything I need is in the same system. The dashboard is great at giving a glance of the new overall tasks from delinquencies to tasks. However, my favorite thing about Buildium is that there are live people I can speak with if I have a question!

Cons:

There is nothing I don’t like about Buildium.

Comments: Fair at best customer service ok I am on phone daily with issues

Pros:

Easy to pay owners vendors not sure other than customer service you do get on phone

Cons:

Marketing and advertising rentals non existent. I am paying to advertise on 6 sites and I am on 2 I have been calling for 3 weeks to get my rentals advertised but I just get the run around no help!! Marketing homes for rent horrible

Buildium Is a Professional Property Management Software at An Economical Price

Comments: I have tried many Property Management Software items throughout my career. Still, Buildium offers far more features for the price than any other software, along with the Buildium Academy, and continually updates the software to include more features.

Pros:

I like the multitude of features that Buildium offers, with work orders, rent tracking, and accounting among the most helpful.

Cons:

In my opinion, Buildium's many features are hidden by an antiquated interface, making it difficult to learn initially. If this interface had a more modern feel, it might attract even more customers once they could see its many powerful features.

Simple Easy property mangement tools

Comments: Simeple and easy to use. Customer service is relatively quick to respond, but if you have basic plan, you are limited to only email correpondence. Overall the buildium costs less than other products but they lacks in reporting options for commercial buildings.

Pros:

They are simple to manuever and easy to implement the functions. Overall compared with other products on the market, it is relatively easy to use.

Cons:

Many times the system is more geared to apartment/residential type buildings and residential tenants. This might be something to consider when you are commercial property manager since the reporting functions for commercial management are some what limited and not so friendly. I strongly suggest that they implement more functions and reporting options for different types of commercial properties.

Buildium : efficient property management tool

Comments: A mix experience, I like the automated collection of rentals and lease management. I like the set of integrated features it has. Overall a robust and earthy application

Pros:

I like the package of features Buildium has inclusive of property management, including efficient tracking of lease, automated rent collection streamlined maintenance management, etc

Cons:

Pricing is higher for for smaller property managers

Comments: I have had a great experience with Buildium, even though I know I am not using it to the full potential. There are still things I need to look into and figure out before I implement more usage.

Pros:

It is easy to understand, even for someone who does not have any property management knowledge

Cons:

The way tasks are set up is a bit inconvenient, maybe making it user friendlier, with more freedom to edit and maybe a notepad like experience.

Comments: I have been using Buildium for quite a few years now and it's been amazing! I used to use Rent Manager and compared to that, Buildium is so much easier.

Pros:

It's very straightforward and pretty easy to use - just click the "green button" and it pretty much leads the way; but when you find yourself in a jam, the customer service can solve just about any issue you are having and they are happy to do so! This is key to success, it's old school customer service with a real live person!

Cons:

I would like more customized reports, and the hold music needs to go!

Great management software

Comments: Overall, I love the software it's very user friendly. You can manage alot of your activities from tasks, to bids, to workorders all in one job. I like the simple app for residents to use. I am pleased overall.

Pros:

It's modern, sleek, simple and user friendly.

Cons:

It's pretty pricey. Some of the reporting can be more intuitive. I wish they had more detailed reporting similar to quickbooks style. Especially for prepaid accounts and the detail ledger around prepayments is confusing.

Comments: I have used Buildium in the past with other companies, so when we started this new company, Buildium was the 1st company i thought of and wanted to go back with them.

Pros:

We really like the Support when you need help, they are all professional and very helpful and always resolve the issue at hand.

Cons:

When we get the fee's charged at the end of the month, sometimes don't understand all the fee's.

Comments: It’s started out fine but slowly have declined.

Pros:

Posting rent payments to the ledger as well as the applications.

Cons:

If you are on the essential plan, you can not call them to ask questions but they can only email you back . I called to ask a question because no one responded to my email and the customer service said she could not talk to me because I was on the essential plan but she would email me. Also, they increase prices quite often. We are going to look for other programs to help with our properties.

Buildium lost our data and charged us for services they turned off.

Comments: Poor. I do not recommend. They caused us so much headache.

Pros:

Not much I can say that is positive after they caused us major losses.

Cons:

Lost all of our data after they told us we would have access for 60 days after account ended. Charged us for subscription then turned off tenant turner so we could not use it for the last month of our account being active. Every time I needed support they were unable to resolve anything.

Comments: I have worked on this system for 5 years, and this past year every day.

Pros:

Easy to navigate and get help when needed.

Cons:

Vendor area need help. I would like a column showing ACH Just like the COI column. Rental side an owner is not happy with the delayed reversals on payments.

Buildium has given me the freedom to manage property from anywhere

Comments: I am able to run my entire business from anywhere that I have wifi or service on my phone.

Pros:

I like that there is one place that all parties involved can use to run a property management company. I have about 45 properties in three separate towns in Montana and I use it daily for the entire property management process from listing properties to screening applicants, writing leases, maintenance, rent collecting, renters insurance, owner payouts, management agreements, vendor accounting and debt collecting. I had to teach myself how to use Buildium and it was easy because I can just call Buildium support and they walk me thru anything that I need to do.

Cons:

The number one thing I don't like is the mobile app because it is not user friendly so on my phone I just go to the website instead and that is a bit difficult. The other thing I don't like is if a tenant pays their rent before the first of the month, it requires some extra work on my end to catch it and then go in and do some accounting changes so that it is allocated to the correct month.
