Great Property Management Software

Comments: Overall the software is fantastic and keeps track of your properties and financial statements.

Pros:

The software is very intuitive. Many great features for pulling owner reports, tenant ledgers and expense reports.

Cons:

Lacks accessibility features such as changing font size or overall UI experience which is very dated.

User friendly and practical applications for property management

Comments: Good! All info was timely and answers were able to educate me on better ways to locate information

Pros:

The ease of conversion and practical application seems to be exactly what our properties need to be managed efficiently. I was able to get the support and information for a seamless transition.

Cons:

Would have like a few more phone calls in our implementation package

Excellent product

Comments: RM has helped me streamline a lot of my daily tasks as well as help tremendously with tax prep.

Pros:

I like the ease of tenants being able to make their rent payments online and how the system ties it to their account automatically.

Cons:

Some of the downloading options for photos make it very difficult to share them.

Long Term Satisfied Customer

The customer support and customization of the software.

Cons:

Really love the Rent Manager product. Only concern is that there is a large push to move exclusively to using Rent Manager Express.

Best landlord tool for the long haul.

Comments: Great for any business with more than a dozen tenants (commercial or residential). I can go back into history, and find all the info about any property or tenant or insurance claim. Years from now, it’ll still be there. Great product and support, keeps our business books running smoothly.

Pros:

I’ve been using for over 7 years; it makes it easier to track all the tenants and properties. We’ve never lost data, we only use a portion of all the features. We have always run lean & mean; we should’ve spent time & money to set it up better. We’ve been downsizing and our balance sheet has never been even close (our fault). Love all the reports & ability to automate things. Great to track what tenants say & do. Then review later. We’ve learned that lawsuits can come 20 years later, so staying with this tool will give us piece of mind. A great product, for the duration!

Cons:

Some things just need an accountant to explain, or how the feature is designed (loans, mortgages). Definitely a lot to learn, and better features come, I will never know it all.

Great Program for Property Management

Comments: We've used RM at our company for several years now & have been very satisfied. It is user-friendly and if you do make a mistake, it can be easily fixed.

Pros:

RM streamlines property management and handles everything from tracking & screening prospects, maintaining our website, acccounts payable/receivable, and service maintenance in one location. Their customer service is exceptional.

Cons:

While there are many options to customize, there are some items that cannot be changed. Also, be prepared - there are an enormous number of options, so sometimes finding what you need can be daunting.

Hopping to see the Bank Sync feature available in Destock version for free soon.

Comments: I am satisfied with Rent and I feel that I could be exploiting more its potential since there is much to be done due to its many options of customization.

Pros:

The global search tool is the feature that has proven most useful for me when working with more than 50 properties and all their associated tenants and vendors. I have experience with other Accounting systems like QuickBooks and CINC but my experience with Rent has been extremely pleasant and enriching because allows you to do so much more and explore a world of possibilities due to its customized reports and features. The other thing that I would applaud is their customer service team. When I first started using it I was reluctant to the fact that assistance was provided by phone because I thought that I was going to be waiting in line to never be helped but what a pleasant surprise. There was no one time that I have called that I have waited more than 5 minutes in line to be greatly assisted by the nicest and most knowledgeable agents. You can always count on them to obtain responses about features, implementation, and more.

Cons:

Since I work with the accounting side of the software, the fact of not having the bank accounts linked to Rent Manager to do daily reconciliations, monitor bank transactions, and process bank transfers without leaving the system makes my day-to-day harder, and what usually would have taken me 5 days to finish it is now taking me 2 weeks. I know that the option is available in the online version but since this feature is provided by other accounting software for free I do not understand how is still not available to all users. The other feature that I would love to see or have in the future is the option to import Credit card transactions and register the same way we do with Electronic bank reconciliation.

Comments: Overall it really does make Property management a lot easier.

Pros:

It is really easy to understand and use, setting up new tenants and owners is super easy.

Cons:

Adding attachments from non rent manager sources is harder than I feel it should be. Also, the email address book does not archive past Owners and Tenants so you still have to go through and choose the recipients, which is tedious.

Dive in to all Rent Manager has to offer

Comments: It does have a learning curve, but with my years of QB experience made the transition pretty easy. The monthy report process took a bit to get the hang of, but once I did, it was so efficient.

Pros:

It makes traking all the tenants so easy. The tenant portal is a lifesaver in collecting rent. There support is unmatched!!

Cons:

There is sooo much in Rent Manager. It's had to know how to use all the amazing features, so not really a con.

The rent manager university is kinda hard to navigate. I wish there was an actual manual to use.

Rent Manager for success

Comments: This is our second go around with Rent Manager. Unfortunately we thought that there was better out there, switched to Appfolio for a year, and here we are switching back less than one year later. There are a lot of things that I thought Rent Manager was lacking, but low and behold they had those things in the pipelines and I have no complaints now.

Pros:

The customer service that Rent Manager provides is one in a million. Literally.

Cons:

The difference between RM12 and Rent Manager Express.

Can't recommend Rent Manager enough!

Comments: The best! Really can't say enough about the product and the people. It has made sending rent invoices manually (including printing, stuffing, and mailing) from a 4 hour process, to literally a 5 minute process for our properties.

Pros:

Their customer service is like an 11 out of 10! 6 star rating, because 5 stars isn't enough. At first (a few years ago) I was so surprised at how great the service and people are (professional, knowledgeable, etc.). I am no longer surprised, as they have set and maintained the bar for over 4 years now with us, and are absolutely fantastic! Think Chick-fil-a of rental software!

Cons:

Automating mortgage / debt service could be easier and more automated with an amortization schedule.

Best. Property Management. Software. Ever.

Comments: Rent Manager is the heart of my business. I use them every day, as do my residents.

Pros:

Absolute best property management software. Ease of use, deep understanding of the industry, great customer support

Cons:

Some categories can be brittle. For example, only one type of late fee can be recognized.

Awesome Software, Highly recommended for managing any rental needs.

Comments: I love it, it has fantastic reports available. This is probably my favorite part. Customer service is usually very helpful.

Pros:

text messaging center, ability to modify recurring charges, merge wizard, templates

Cons:

it's hard to say, if I don't like anything, as this software is extremely complicated (not in a bad way) very minor fixes would streamline some stuff.

Daily user

Comments: I use it daily. It is very user friendly and really doesn't let you make a mistake.

Pros:

The reports are easy to read and you are able to export them to excel, email them or just print them.

Cons:

importing information. sometimes the scripting is difficult

I've used a number of property management and accounting software platforms during my career in the commercial real estate industry - RentManager is by FAR the most complete, streamlined, user friendly option on the market.

Cons:

Nothing comes to mind, big or small. It is a fantastic product

Rent Manager...please get us a payroll feature

Comments: I am a QB user and I was skeptical about using RM, but I love the ease of the software....just get the payroll feature, please!

Pros:

I appreciate the help feature as well as the remote access when I need help.

I would love for the software to include a payroll feature

Comments: I've used it for almost 15 years and I love it!

Pros:

The interface is super easy to use. You can pick and choose what each employee has access to. It has awesome integrations from other applications.

Cons:

I would like a better inventory tracking option.

Best customer service

Comments: Great product for my properties. I have called aren’t Manager support many times over the last 5 years and I have always had my issues resolved.

Pros:

It’s easy to use but the customer support is absolutely the best. Always knowledgeable and very clear and concise when they show you how to solve your issue.

Cons:

I did have to wait for 15 minutes on hold.

Super User Friendly!

Pros:

it is so user friendly and customizable. it is also easy to correct mistakes. with other softwares, my new employees were so scared to do anything because a mistake would mess up reports and they would have to reach out to someone in upper management to fix. the support teams are also always really great to work with.

Cons:

the only thing i am not a huge fan of with rent manager is the maintenance set up for turns and things.

Customize Rent Manager for YOUR USE!

Comments: RM has provided a sound product and continues to grow and change each year, while also keeping the customization for each customer. I like that my setup is for ME and someone else change tweek stuff to make it how they need. I have used this software for 13 years and have only had a few issues, which were mainly resolved by the wonderful/knowledgeable RM support staff. When in doubt of something new, I utilize the in-software help or call RM support and get an answer to my delimma promptly.

Pros:

I like that you can customize to your specific needs in almost everything you do & setup in RM, it's not just "canned software" - I can make it my own!

Cons:

Lacking in the AP/AR areas for credits - can't spread to all properties, usually a credit is only applied to 1 property and for something that applies to ALL properties (i.e. worker's comp), I cannot spread a credit to everyone.

One of the best PMS

Comments: Easy to administer, integrate with other applications, the BEST customer service, ease of use, easy to access very descriptive, helpful sources for reference.

Pros:

As a business systems/applications analyst who has used several different property management applications, Rent Manager is by far my preferred software choice. Ease of use, accessibility, excellent customer service, easy set up and configuration.

Cons:

Its hard not to like the system, they are working some kinks out of Express however they are moving in the right direction.

Overall Great System!

Comments: I think it is great. Again, if used properly, it can make managing an easier task overall!

Pros:

Very easy to use if you take the time to actually do things correctly. Example- inserting task to ensure something is done.

Cons:

Loses connection quiet often, but it usually connects right away.
