Worst PM software on the market

Comments: Absolute worst company I have ever done business with. In the matter of two weeks I worked with them they had two reps quit which provided confusion to me as a customer. Also they have many hidden fees that you find out after you pay your main subscription. Do yourself a favour and go with a reputable PM software. DoorLoop is too new and it’s a bunch of kids running around not knowing or understanding how to operate. And don’t even get me started on their customer service and support

Pros:

Had an app but overall still pretty bad

Cons:

Everything….. the inconsistency and lack of transparency with their back end team made me want to run the other way so fast

Highly recommend DoorLoop

Comments: We use DoorLoop to manage 20 properties in a few states and the ease of this software makes it easy for us to do that.

Comments: Very Happy. This is the right solution for our company at the right price.

Tenant Portal. Really connects landlord and tenant and streamlines rent collection. Automates Lease administration.

Comments: Great experience thus far. I have no major complaints.

Pros:

DoorLoop pretty much handles every aspect of my property management business very well. The tenant experience is incredibly intuitive.

Cons:

DoorLoop took a while to learn and set-up. This is because there are a lot of features. Additionally, DoorLoop uses double-entry accounting. This is a professional accounting method, which just requires training / understanding.

Comments: I am an army of one right now, with my start up business, and DoorLoop's intuitive features, ease of use, accounting and customer service have made the endeavor very manageable.

Pros:

The robust, but easy to use, accounting system was my main draw to DoorLoop, but I have been pleasantly surprised by rest of the features. Owner and tenant portals, customizable website, using my own California Association of Realtors leases, and organization of my properties has been a pleasure. The customer service has also been wonderful. From my rep, AJ, who patiently explains everything to me, to the help bubble online. Even AJ (a different AJ from my rep), who took care of my website, is very easy to work with and EXTREMELY helpful. He sends me personalized videos of how to fix any issues I create on my site AND fixes them for me. I am not an accountant, have never wanted to be an accountant, and do not like accounting, but DoorLoop makes the process painless, for which I am very grateful.

Cons:

I manage both short and long term rentals, so I wish the website was able to add a date feature to search for homes. Since I do not manage that many properties, this is not a huge issue, but if I grow much bigger, I think it would be a nice option to have.

LIFE IS BETTER WITH DOORLOOP - JUST DO IT!

Comments: I am very satisfied with my purchase and the staff's help.

Pros:

The program is easy for a Novice to follow but, when you run into a road block, the Chat is not too chatty, which I'm pleased with and does not prevent you from communicating with a person. Results are also fast and very helpful.

Cons:

I haven't found any yet as I am still new to the Program.

Comments: So far 4.5 out of 5. Some hiccups on the set up process (processing limits for receiving and sending funds was EXTREMELY low) and took days to get resolved. I don't like the 3rd party processing partner so far as they are hard to get ahold of to address any issues. I have used Stripe in the past and much easier.

Pros:

The set up process was helpful as there are some onboarding calls and demos to watch. The extensive reporting/features really help automate the workflow and efficiency of the bookkeeping

Cons:

The lack of direct phone service when there are customer support issues. Submitted tickets to request a callback and then not getting one is very frustrating. I was 99% sure phone support would have included a direct phone number to the service center, but the online support can take hours to get a response. Also the payment processing time is slow. There needs to be an option for expedited funds if there already isn't one. I am new

DoorLoop has been a great Product for our Unique Business Model

Comments: Overall, we are very pleased with DoorLoop. Our members love the portal and being able to set up their payments through an automatic deduction or schedule it every month. They are also able to get notifications and documents through their portal. The reporting is very good, also receiving and making payments is very easy. Setting up the chart of accounts using our format was very easy. Overall a very good experience.

Pros:

The flexibility DoorLoop offers to test to ensure your business model will work in their system. We spoke to 3 other major property management software systems and they were unwilling to pursue investigating with us. We like how easy the system is to use and all the help including the on line training material.

Cons:

That we were not advised prior to implementation that to get the full functionality/integration of automatic bank reconciliation and syncing, we needed to verify that our bank would accept the interface. Therefore, we have to do manual bank reconciliations and have to check our bank account for the actual balance.

Polished and pretty, yet useful.

Comments: It's been up and down. Coming from appfolio, the transition wasn't the best... but it wasn't exactly any one person's fault. Our entire database wasn't exactly "ready" for the whole transition. It was underestimated.

Pros:

How much detail is shown about leases, and options within tenant pages.

Cons:

The lengthy animations of dialog boxes sliding and moving, as well as the inability to press enter, or space to be recognized as a basic left click for whatever box is selected.

One Year of DoorLoop

Comments: The whole staff has been very pleasant to work with. Having a personal training person has been very appreciated. He has checked on my progress, kept in contact with me and made sure that the transition to DoorLoop went smoothly.
I have enjoyed the webinars that I have been able to attend. The information was very helpful.
I would recommend DoorLoop to any property owner or manager.

Pros:

I have worked with DoorLoop for a year now. I have learned a lot from this program. It keeps excellent track of all of the rents, payments and financials for me. It has eased the management of my rentals. All the updates they have done over the last year have made the whole programs even more efficient.

Cons:

Very few things that I don't like. I wish units would be separated on the owner monthly report, for ease of identification.

Comments: I pretty much when into detail of all my main concerns and what i enjoy. I do appreciate all the support which a lot of companies lack. All are very friendly and knowledgeable and if they don't know the answer they will find it and not just throw random answers.

Pros:

-I love the easability, tenant portal and newest owner portal. -Tenant portal I do love the announcements and how I can see if tenant has viewed or not.-I love the chat feature to easily get answers and videos available throughout so anyone can easily hop on and learn the software

Cons:

-I wish there was owner portal announcement option-I would like to have the option when paying out owner distributions to be able to change the default, as of now until their accounting gets into the business aspect I have to manually change each, default is currently epay-processing payments, i really would like to be able to have security deposits to be able to into a separate account automatically, we have to transfer this into the right account each time it also has to be changed in doorloop to reflect the correct account. feedback from support was to just transfer once we receive it or request a check. -the ability to use the lease - esignatures, create lease templates, would be something i would like to utilize in the future but right now it is challenging so we are using "Dotloop" for all our esignatures needed.

Comments: I've been using DoorLoop for three months - the onboarding was well supported, and so far it's been an amazing experience. I can manage all aspects of property management - maintenance, leasing, accounting, marketing, file management. I'm really happy with DoorLoop!

Pros:

My favorite thing about DoorLoop is that it's extremely user friendly and transparent, easy to navigate, while it has tons and tons of features. Whoever did the architecture part on this, did an amazing job. It's well built, fast, robust. It has everything a property manager could ever need: lease tracking, accounting, storing files, communication with tenants and vendors (and owners if you're managing third party properties). You can even link it up with your bank account for real time reconciliation. It has third party partners for insurance, for lease marketing, payment processing - whoever designed this knew exactly what a property manager would find useful. Onboarding was a breeze - there is live help, my questions are expertly and efficiently answered within hours (sometimes minutes). I feel like I have a team at my hand at all times. I was on Rent Manager before (as a landlord), and I couldn't wait to leave that platform. I was researching various options, and DoorLoop was by far the best from the get go. I'm so so glad I made the move.

Cons:

There's not a lot I don't like so far. It will take some time for me to fully grasp and see through all the capabilities, but that's more of a plus than a minus.

I confidently manage my own property now!

Comments: So far it's been great. Any kinks I may have are easily addressed via customer support. They are quick to respond and guide me step by step through any issues. There's a learning curve but they guide you through the onboarding process and offer support wherever needed.

Pros:

Everything you need to manage your property is within this one program so it makes managing so much easier and it has the best tool so it's so much more professional than creating everything on your own from scrap. I love that reminders for rent collection are automatically sent as well as past due reminder.

Cons:

I can't send messages to my tenants from the app unless I purchase a bigger plan but with only 4 doors it doesn't make sense. I wish I could just add on the messaging part without having to upgrade my plan.

Better than a property management group

Comments: Absolutely outstanding. Getting onboarded can be a little confusing, especially if you've never had experience with anything like DoorLoop or rent tracking systems. DoorLoop provided live on-demand training with a coach that made it pretty quick and easy to get setup and running. I would highly recommend DoorLoop for, at least, small to medium sized organizations. I have found DoorLoop VASTLY superior and less expensive than a traditional property management group.

Pros:

I use DoorLoop most for tracking tenant maintenance requests. DoorLoop makes it a one-stop-shop for seeing a maintenance request from start to finish. This has been most valuable to us since transitioning from a property management group.

Cons:

We have been using DoorLoop for around a year, and so far I've found zero problems. I honestly cannot think of anything that needs to be improved. I'm sure there's something, but everything has been spot-on so far!

Great software for property management

Comments: Overall, I am very happy with the software and I am currently working to master it to make the most of all the features it offers. Great, easy to navigate platform, and the reporting features are similar to more expensive similar software I have used in the past. I wish it was integrated with the PetScreening platform.

Pros:

I appreciate the corresponding "Need Help" information buttons for whatever task you are attempting in the software. It is a very user friendly platform, with a central "Create New" button to lead you to any task needed to be performed. I went with this company because of the owner and tenant portal options. The accounting features, and "application to tenant" process are very simplified and time saving. Amazing reporting and maintenance features.

Cons:

My cons would be that the accounting is property related accounting, and if you need to account for monies such as interest and opening bank deposit you have to create a "dummy property" to account for that money. It took awhile to get the online payment portion set-up and the starting limits on amount of money allowed to be collected online for rent was too low and took extra work to "ask" for it to be raised, and until the limit was adjusted my tenant could not pay through the tenant portal. The cost to send documents through the software to be signed such as a lease are charged per transaction, and seems high to me, but you can also upload a signed lease so you don't have to use it. The tenants are also charged a ACH fee.

Doorloop Outshines Competition

Comments: It has been a pleasure to work with all the DoorLoop employes. The online help has been outstanding.

Pros:

DoorLoop has a great global search. Once we research all the varied functions and understand how to use them, they provide a multitude of various reports that can be easily pulled up & printed. The online support is the one thing that outshines the other companies that we have tried. DoorLoop responds to inquires immediately & follows through on a personal level until we fully understand the answer to our problems. If we have a problem that is not available with DoorLoop, they look into integrating a solution for our problem.

Cons:

When we print un-paid rents reports, it would be helpful to have the phone numbers of each tenant listed.

Why I chose DoorLoop to Manage My Properties

Comments: I found the setup of the system straightforward and fairly intuitive. I was offered a couple sessions with customer support to familiarize me with the software, but I already did that on my own. So if you're one who is easily intimidated by software, DoorLoop is already setup to cater to you. Once setup, the automated nature of most areas of property management in the software makes me feel like I have a back office taking care of all the annoying and tedious work so I can relax and enjoy property ownership.

Pros:

Once the system is setup, the automation in just about every area of the site is excellent and turns a challenging task (property management) into a very manageable one.

Cons:

I was disappointed to learn that when a tenant pays with the ePay option, it takes 9 days for the money to hit the deposit account. I'll adjust my lease to compensate for this next year; I just wish I had known before locking in this tenant.

Doorloop has been crucial to my business!

Comments: I love it. I am able to do everything I need right inside doorloop. Any time I have had issues, support is there for me!

Pros:

Starting with finding the right tenant all the way to paying the owners, doorloop is the one stop shop I needed to start and grow my property management company. The constant upgrades and evaluations have kept me happy. I will gladly be staying with doorloop!

Cons:

I have to keep an active property specifically for "viewing application". I want to do a basic screening for prospects before letting them in to see a home. This is a work around that does cost me to do.
